High ground levels can cause low level penetrating damp, suggesting this is the issue we would seek to lower the external ground adjacent to the affected walls, failing this installing a soak away allows any moisture/rain to naturally drain away under the damp proof course. Where both of these practices are inaccessible, we would look at applying a physical tanking membrane to any affected areas at least 1200mm above the external ground levels.
Porous/cracked brickwork also allows moisture to travel horizontally through the masonry and onto the internal plaster work. Any porous brickwork should be treated using a weatherproof coating, here at leodis damp control we use storm dry which is the only colourless masonry water repellent treatment that carries BBA approval, remaining affective for at least 25 years. Storm dry is based on proven silane/siloxane technology and works by lining the pores of the masonry rather than blocking them - allowing the wall to continue to breathe. This contrasts with many standard brick sealer and stone sealer products which coat the masonry with a thin film.
Basements with exterior walls below ground are also subjected to Penetraing damp, most commonly exterior walls are in contact with damp soil bearing against them. Over time brickwork deteriorates and losses the ability to keep moisture/water out allowing the ingress of water. Where this type of Penetrating damp is present leodis damp control would advice a physical tanking membrane solution, this would include installing aqua channels to divert any water ingress into a chamber housing a sump pump, all work of this kind is completed to the high standard of BS 8102 and comes with a 30 year guarantee.
